Five Luxury Home Builders In Arizona

Not all areas of every state offers communities. Local home builders fill those roles, and some of them are luxury home builders that will create masterpieces throughout those states. Here are 5 luxury home builders we’d like to highlight in Arizona.

Diamond Sky Construction is a luxury home builder based in Sedona with a resume of many luxury homes homes throughout Sedona and the Verde Valley. They’ve been in business for around 40 years, and also create commercial properties.

Calvis Wyant is based in Scottsdale and builds luxury homes throughout the Paradise Valley area for around 25 years.

Elite Luxury Homes is also based in Scottsdale but has over 300 homes in many locations throughout the state and has had some of its creations show up in the book Dream Homes Southwest.

T. W. Lewis, based in Tempe, has been building luxury homes since 1991, including some luxury quick move-in homes, and has won many awards as their homes are also energy efficient certified.

Santorini Homes is based in Phoenix, but builds luxury custom homes throughout Paradise Valley and Arcadia.

How The Housing Collapse Has Affected Appraisals

It seems that national home builders have a new foil to complain about as they try to dig themselves out of some of the problems that the housing collapse caused. And it seems that tho they’re blaming are some of the same people that are blamed for helping to bring the crisis on in the first place.

The National Association of Realtors came out with a report stating that home sales are being affected by appraisers in a negative way that’s the reverse of how appraisers analyzed the worth of homes previously. Whereas before they were accused of saying that homes were worth way more than they probably should have been, now they’re appraising many homes at lower rates than what the builders are trying to sell them for, based on neighborhoods. This is causing many deals that some home buyers have already agreed on to collapse because the deals were predicated on homes being of a higher worth than what appraisers have come back with.

What’s causing this? As home prices started to fall, especially with new homes, suddenly you had a staggered effect where some existing home owners, that didn’t have the benefit of getting their homes reappraised at lower rates, are still paying higher mortgages than what’s being offered to new home owners. Home builders are trying to say that the neighborhood has homes worth a certain amount based on what existing residents are paying, yet appraisers are taking a look at the overall area and appraising homes at drastically lower rates, sometimes as much as 50% lower than what someone else is already paying.

What this results in is either the home buyer backing out of the agreement, which is their right, and either working with a builder to renegotiate a rate or having the builders backing out entirely. Along with banks scrutinizing buyers more thoroughly, all of this is keeping home sales from a stronger recovery.

Beazer Homes, one of the top ten national home builders based in Atlanta, came out with a statement saying “appraisals continue to be negatively impacted by foreclosure comparables.” To counter that, the executive vice president of the American Bankers Association said “In a rapidly moving market, the appraisal process becomes more difficult. Home prices are still falling, and there’s a lot of people who can’t believe they’re that low.”

Either way, until all sides can get their act together, the housing industry will be held down and its affect on consumers will be negative.
